Communication Could Be a Great Start for Final Negotiations

Listing your property at a fair price will help you sell your house soon and for the best possible gain.
All appropriate disclosures should be obtained up front. Fair pricing provides you with more exposure, resulting in more offers. The more people who get to see the property, the more money for you.
Good communication may begin with negotiation among sellers and buyers through their agents. They could paraphrase in the form of a contract both seller’s and buyer’s wants, and needs with an offer, counter-offer, and acknowledgements. Also, it may put both parties at ease in a smooth transaction by defining the objective, which is the close of escrow. It should be a commitment between buyers and sellers to communicate through their agents, to make decisions in a win-win situation.
Buyers and sellers should define their goals, so they will be on the same page, without being distracted by personalities, process difficulties, or status quo.
Creating a common ground, selling agents could gain the advantage of obtaining cleaner offers, lessening contingencies and lessening re-negotiations, which would get them an edge during the negotiation process, being aware of any issues up front, such as the buyer’s concerns.
Ordering all appropriate inspection reports up front, determines any necessary repairs for the listing property, and will give the seller a definite edge.
An informational interview is helpful to find out how best to address the buyers’ and sellers’ concerns. Also, exchanging negotiations in writing could help avoid future difficulties and misunderstandings with both fiduciary responsibilities with sellers and buyers.
Presenting offers face-to-face to the seller’s agent could help obtaining cooperation from the other party, once they understand our position, and vice versa.
In other words, communication among agents could be a way to be supportive of the other agent’s clients. At the same time, gathering information could be beneficial to the sellers’ and buyers’ position, which could translate to a better result for the buyers as well.
Providing a summary of negotiations could help for a smoother close of escrow, which could clarify important issues and help the other party in complying with their obligations.
