Purchase Process:

• Establish a budget
• Solve any credit problems that might exist
• Talk to your mortgage broker to get prequalified
• Determine what you want and need in a home
• Interview and select a real estate agent
• Find the right house
• Apply for and obtain an approval
 • Sign your final documents and move into your house
 Documents for a mortgage loan: 
1. W-2 & 1040's for the past 2 years
 2. Most recent consecutive 1-month paycheck stubs.
3. Names, and address of employer(s), past 2 years. 
4. Name, address and phone number for landlord (if applicable) for 2 years. 
5. Last 3 months bank statements for all accounts all pages including blacks.
If Required:
 6. YTD P&L (self-employed) prepared by an accountant.
7. Divorce decree if applicable.
8. Green card (if applicable).
9. Verification of all "other" income-copy of check, or check stub. 
10. Gift letter signed if applicable and copy of gift check.
11. Copy of donors’ bank statement.
12. Deposit receipt of gift.
